TRYING TO HOODWINK THE COMMUNITY
"...It's Only 4 storeys with some 5 storey accommodation pods..."
STILL EXCEEDS THE PLANNING SCHEME ALLOWABLE HEIGHT BY DOUBLE + 1
It is of serious concern that while the CCRC has only recently commenced a Coastal Hazards Adaptation Strategy consultation and planning process in which coastal hazards, erosion and sea level rise inundation are to be scoped and at some stage discussed with the broader community during 2018 and 2019, that they would even consider expansion of a development situated within the immediate vicinity of an eroding, storm tide inundation prone foreshore that is highly vulnerable to extreme weather events.
It is of even more concern there would be consideration for an underground carpark at this location which, it's worth noting, was refused by the former council when approving a different proposal by the same developer on the same site.
The scale and style of the proposed development is completely contrary to the intent of the Qld Regional Plan which the CCRC Planning Scheme was required to reflect. Mission Beach is specifically singled out as a 'village activity centre'.

"The urban footprint at Mission Beach will be constrained to minimise future impacts on ecological values, coastal hazard risks and loss of the village character. Densities are to be kept low and building heights limited to avoid increasing traffic generation and urban impacts".

This development proposal couldn't be more opposed to the intent of the plan which was developed through extensive public consultation.
